Gardian’s guide to auctions

A buyer's guide to auctions

As a buyer, it pays to be prepared when heading to an auction.

Once a property is sold at auction, it's sold - there's no waiting around and there are no conditions, which means you need to be 100% sure it's the property you want.

Here's a quick guide to help you navigate your first auction.

Step 1

Check out the properties up for auction online and in person, so you know them inside and out.

Step 2

Organise your finance

To bid at an auction, you must have your finances organised. Make sure you chat with our Gardian Finance broker to ensure you have the loan that’s right for you.

Step 3

At the auction

Make sure you speak to the real estate agent involved, to ask any final questions about the property you have in mind. Then it’s time for the fun part – bid away!

A seller's guide to auctions

There's nothing quite like the excitement of selling a property at an auction!

At Gardian, we recommend that a vendor should always consider this option as it generates interest and a sense of urgency. As a bonus, once the property is sold at auction, it’s sold - there's no waiting around and there are no conditions.

Here’s a quick guide to help you understand auctions.

Step 1

Determine where you want the auction to be held

If your property has a great view, we recommend having an on-site auction. You can also sell at an in-house auction where a selection of properties will be auctioned off in one night.

Step 2

Target the right buyers

We’ll organise an extensive marketing campaign including a video of your property to engage and add excitement for potential buyers.

Step 3

Open home

We recommend holding your open home in the four weeks leading up to the auction. Potential buyers can view your property and, with the limited timeframe, it adds to the urgency of the sale.

Step 4

Day of auction

Sit back and relax! Let our experienced and talented auctioneer lead the show with the Gardian team, to help secure you the best price possible for your property.
